As such, more homeowners, when faced with a roof replacement, convert to a tile roof. However, when faced with proper care and maintenance, few know exactly what to do.
Keep it Clean
Like all roofing, debris can accumulate. When debris accumulates it will eventually begin to decay. When this happens on a tile roof, it can leave a stain. It’s in your best interest to keep debris off your roof. The easiest way to do this is with a standard yard blower. Simply climb a ladder near the debris and use the blower to remove the leaves or palm droppings as soon as you notice them. Remember the force of the blower could make balancing a bit tricky so keep that in mind when you turn it on. If you know how to climb on the roof without breaking the tiles, you can do that as well.
Another common issue, especially for roofs in the shade is algae growth. Unlike most roofing products, it’s perfectly fine to use a pressure washer to remove algae, mold or mildew from your tile roof. Just don’t use more than 1,500 psi. Also, only work down the slope, if you aim your pressure washer from the ground up at the roof, you’ll likely end up with water under your tiles and eventually end up with a roof leak.
Have Regular Roofing Inspections
Although tile roofing can last 50 or more years, you’re more likely to get a longer life when you have a roofing contractor perform regular roofing inspections and maintenance. Some roofers will even clean your roof as part of their inspection or maintenance. Regular inspections can identify loose tiles, cracked tiles and replace sealant that’s worn.
Some clay tile roofs have plenty of life left in them but don’t look great due to fading and cracking. One way to fix that is with a tile roof coating.
