Tile roofing is beautiful and one of the most ecologically friend roofing materials. It also lasts decades longer than some asphalt roofs. However, if you have an asphalt roof now, you need to know a few things before you decide that tile roofing is what you want for your new roof.
Your Roofing System May Not Be Adequate
Depending on when your home was built and what building codes were followed, your roof may not be structurally able to support tile roofing. A tile roof is more than twice as heavy as an asphalt roof and you need to make sure your roof can support the added weight. An experienced roofing contractor can inspect your roofing system and make that determination. Most roofers who install tile roofing can also increase the structural stability of your current roof so it can support the weight. As you talk to different roofers be sure to have them look at yours and include any enhancements to the roofing structure in your quote.
Your Community HOA
Some communities regulate everything on the home including the roofing. If your community doesn’t allow for tile roofing, you need to know that before you get a quote or sign a contract.
A tile roof is more expensive than asphalt but it will last decades more. If you look at the cost of your new tile roof and how much two or three asphalt roofs cost, you may find that the investment of tile roofing in your home is worth it. Of course, you’ll want to make sure the roofing contractor you choose is experienced in tile roofing so that they install it correctly.
You may find that your homeowners insurance company offers discounts for tile roofs. It’s more wind and impact resistant than asphalt shingles overall. Plus, with its Class A fire rating your home is less likely to catch fire from an errant spark landing on your roof than with some other roofing materials. Ask your agent about any tile related discounts.
