There are lots of places online where you can get an idea of how much a new roof will cost. In this two-part blog we’re going to go into what makes different roofing and roofing companies a better option, even when they’re not the cheapest. In part one, we’re going to focus on roofing materials. Next week, we’ll go into why the cheapest estimate may not be the right roofing material or company.
Common Roofing Materials in Tampa
The most common roofing material in Tampa is asphalt shingles. Most homeowners choose architectural shingles for their new roofing as it lasts longer than the older 3-tab style. Newer shingles in some manufacturer’s lines include stain, fire, impact and wind resistance. Next, is tile roofing. Tile roofs are growing in popularity due to many factors. Some are:
- Increase to property values
Less common, but still growing in popularity is metal roofing. It’s extremely durable and able to stand up to higher wind speeds than other roofing materials. It is also fire resistance and less likely to stain than asphalt or tile. Changes in manufacturing also makes it more attractive and available in more styles and colors than ever before.
No matter your choice of roofing material, you will need some of the same elements like underlayment, venting and flashing. The cost of these won’t change much with different roofing materials. The differences lie in the cost of the asphalt, tile or metal roofing. Asphalt shingles will always be the cheapest. Clay and concrete roof tiles can cost two to five times more than asphalt. Metal roofing varies from slightly more than some higher-end designer asphalt shingles to about the same as concrete roof tiles.
Installation is a big variable. We’ll assume that your roof deck is in good shape and you’ll just need your old roofing material removed and new installed. Clay tiles are the most expensive because they’re the heaviest and take the most precision for installation. Concrete is slightly less than clay for installation.
Metal roofing can cost as much as twice what asphalt shingles for installation depending on the type of metal roofing (standing seam is the least expensive to install, while metal tiles are the most expensive). Overall, you’ll find that asphalt is cheapest, followed by metal, concrete, and finally, clay being the most expensive for installation.
