There are many metrics different roofing companies use but a good rule of thumb is if your repairs over the past three years plus this new one total more than 30% of the roof replacement estimates you’ve received, go ahead and replace your roof.
Age
Although age alone isn’t a good judge of whether a roof needs replacing or not, it is a good indicator. We’ve seen ten-year-old 3-tab shingle roofs need replacing but we’ve also seen 15-year-old ones with a few good years left. When it comes to tile roofing, you expect it to last 25 years or more but a poor installation or foot traffic can mean an early roof replacement. No matter what your roofing materials, a lot comes down to the installation, maintenance and location of the home.

Shingles should lie flat and still have granules on them. As your roof ages it loses its ability to protect your home. However, depending on why they are missing and how many are, it’s not always a good idea.
