Although we’d love our roof to last forever, at some point, every home needs a roof replacement. Whether you have an asphalt, metal, wood or tile roof, it has a finite life. Each one has slightly different signs that it’s time for a roof replacement. One sign that covers all roofing types is if 25% or more of your roof’s surface has storm damage, you need a new roof and it should be covered by your homeowner’s insurance.
Asphalt has the shortest expected life. Even if your shingles have a 50-year manufacturer’s warranty, they’re not likely to last for 50 years, especially in Florida. Some signs to look for that may indicate your shingles have reached the end of their life include:
- Excessive granules in your downspouts and gutters
- Cracking or curling shingles
- Missing shingles throughout the roof’s surface
You’ll probably notice that you also have more frequent and extensive roof repair. Typically, an architectural shingle roof will last about 15-20 years in Tampa.
A properly installed modern metal roofing shouldn’t need repair yet, older metal roofs will show signs that it’s time to be replaced by rust and leaks around fasteners. As the metal ages and rusts, leaks become more frequent and larger, a sure sign it’s time for a new roof. Today’s metal roofing can last as long as 50 years with proper installation with most lasting at least 30 years.
You may hope that your tile roof lasts as long as some of the tile on the historic buildings throughout Tampa, however, it may not. Although cracked and broken tiles can be replaced, over time, it becomes more difficult to find matching tiles due to fading and manufacturers discontinuing them. Also, if you have frequent issues with your tile roofing, your roof’s underlayment or deck may end up needing replacing before most of the actual tiles. A properly installed tile roof will last 30 or more years.
