We maintain our cars and HVAC systems but we don’t always think about roof maintenance. Roof maintenance helps your roof last as long as it should. It doesn’t take a lot of time and you can do some of it yourself. The rest should be done by a licensed roofing contractor who knows how to properly inspect your roof about once a year.
After every major storm it’s good practice to walk around your home and do a visual inspection. If anything seems off, call your licensed roofing contractor for an inspection. If you have a well maintained and installed roof, hopefully the biggest maintenance you need is to remove the tree branches and other debris from your roof’s surface.
Get in the habit of regularly removing leaves and other debris from your roof, even if there isn’t a storm. Debris will decompose and when your shingles are kept damp, they age more quickly than they should. Another good maintenance practice you should do is trim back your tree branches. A palm branch rubbing on your shingles will remove the granules which prematurely ages your roof.
Of course, the most dreaded task is cleaning gutters. Clean gutters allow the rainwater to flow away from your home’s foundation. When your gutters are clogged the water damages your roof in several ways. The shingles at the roof’s edge can sit in the water and will soak up water and eventually you’ll have a roof leak. Water can run over the edge between the gutter and the home and your fascia can rot. Keeping your gutters clean can save you a great deal of roof repair.
Maintenance Your Licensed Roofing Contractor Should Perform
Having an annual (or more frequent as your roof ages) roofing inspection helps prevent small issues from turning into big roof repair issues. Your licensed roofing contractor has the training to properly evaluate your roof for issues. They can perform preventative maintenance like sealing flashing or replacing it before it fails.
