The roof on your home (and business) does so much. And when you have to replace it, you’ll quickly learn it’s a big investment. If you want to avoid a roof replacement for as long as possible, proper roof maintenance is key. Roof maintenance starts with a licensed roofer performing a detailed roofing inspection.
Why Get Regular Inspections
You go to the dentist for a cleaning and check up to prevent the need for a root canal and getting a roofing inspection is similar. If you have a professional evaluate your roof regularly (one a year or so), they can catch small issues before they become a huge problem. Much like a dentist can fill a small cavity before it turns into a something major, a licensed roofer can replace a shingle or seal failing flashing before you need to replace your roof deck, insulation and perhaps even your ceiling.
What Roofing Inspections Include
Although every roof is different and every licensed roofer offers different things as part of a roofing inspection, good roofers include the following in their inspections:
- Evaluation of roofing material
- Inspection of attic including ventilation and insulation
- Check of gutter system
- Fascia and soffit inspection
- Written report of findings and estimate for repairs
You can always ask the roofer you call about what is included in their inspection and if they offer maintenance with inspections.
Some Maintenance is Part of Roofing Inspections
Whether you’re a home or business owner working with a licensed roofer, they should include minor roof maintenance. Every roofer is different in what they include and every roofing material has different needs so it may vary from building to building and home to home. For example, most commercial roof maintenance includes resealing joints around roof protrusions and clearing drainage areas from debris. Some residential roof maintenance includes reaffixing loose shingles and others include gutter cleaning. Talk to your licensed roofer about what your roof inspection and maintenance includes especially if you’re looking for a commercial roof maintenance contract.
