Whether you have a flat roof or steep slope commercial roofing, you need to make sure your roof is ready for fall. Although fall in Tampa is a bit different from fall in other parts of the country, there is still some maintenance that should be done. Of course, among the top items on the list is getting a roofing inspection, especially if you haven’t had one all year. This should be done by a licensed commercial roofing company. Some things you can do as a building owner or facilities manager are below.
Clean Gutters and Roof Debris
Although your commercial roofing company can clean your roof and gutters, it’s going to cost more than if you do it yourself. If you have a flat walkable roof, a large broom or blower both work. If you have a steep slope roof, you can still use a blower but take care when walking on the roof’s surface, especially if you have tile roofing. Gutter cleaning is essential to keeping the water flowing off your roof and away from your building’s foundation.
Check the Surface
Now that the debris is clear, check the roof’s surface. If you have a flat roof with HVAC equipment on it, also do a visual check of the equipment. Take note and call the proper repair technician if you notice it’s leaking or has another issue. Beyond that, do a visual inspection of the surface, flashing, soffits and fascia. This will help you know if you’re going to need a roof repair. When your commercial roofing company comes, be sure to point out any areas of concern.
Go in the Attic
Don’t neglect inside your roof. Proper insulation is just as important in Florida for winter as anywhere else in the country. Don’t let the fact that we don’t have extreme temperatures or snow fool you into thinking you don’t need to worry about insulation. It still plays an important part in your roof’s health. In addition to looking at the insulation, also check for signs of a roof leak like staining on the roof deck or wet insulation. Plus, check that any vent hoses and air conditioning vents aren’t torn or visibly damaged and all vents that run out of the attic appear functional. You don’t want excess humidity escaping into your attic where it can cause damage.
