1. Who You’re Working With
You want to see the contractor’s business name, license number and their address and phone number on the contract. Without that vital information, your contract won’t protect you. Plus, when you have their name and license information, you can verify that the two match up with the state license directory.
2. Materials Details
Don’t accept a roof replacement contract that isn’t full of specific information. For example, you want to know:
- Brand, color and style of shingle
- Underlayment brand
- Flashing material
- Starter and finishing strips
- Venting (if being replaced)
- Gutter details (if being replaced)
3. Work to be Performed
You may think that because it’s a roof replacement contract that you don’t need to see what will be done in the contract, however, there are a lot of ways a less than ethical contractor can take advantage of you if the details of the work aren’t in the contract. You want to see that the old roof will be removed and disposed of (with that cost included in the contract), what other roof accessories are being replaced and if repairs to the roof deck are included in the scope of work. A good roofing contractor knows when all or part of the roof deck needs to be replaced before they remove the old roof. They should also state that they’ll clean up after each day’s work and at the end of the job.
Although it’s sometimes hard for a roofing company to give you a start date in the roof replacement contract, they should be able to tell you how long the job will take and if there’s a specific lead time on a product you’ve chosen. Once you sign the contract, they should be able to give you a better idea of when the roof replacement will take place assuming the weather cooperates.
