We see many roofing companies who claim to be commercial roofers but don’t have the training, tools or staff to properly repair or replace a commercial roof. As longtime members of the Tampa Bay area, we’ve talked to building owners and property managers who have had disastrous outcomes from trusting less than qualified cheap roofing companies. We’ve also heard from both facilities managers and other reputable local roofing companies about businesses coming in from out of the area who really shouldn’t be handling commercial roof repair or replacement because they don’t know what they’re doing, which leads to our need to share some facts with you.
Myth #1 – Commercial Roofers are All the Same
This is perhaps our biggest issue and should be your biggest concern. Not all roofing companies should say that they are commercial roofers. Some handle steep slope roofing on commercial buildings because they’re residential roofers and steep slope roofs all have the same requirements. In this case they’re perfectly qualified to handle your steep slope commercial roofing with shingles or tile. However, a great deal of the commercial buildings throughout Tampa Bay have flat or low slope roofing which require a different skillset, tools and materials. Don’t trust your flat or low slope building to any roofer. Make sure they are commercial roofers with experience and training in flat roofing.
Myth #2 – You Need a New Roof Every 15 – 20 Years
Although there was a time that this was completely true, now it depends. When you have a commercial roofing company providing regular maintenance, you can get 25 years or more out of your roof. Some commercial roofers offer roof coatings which also extend the life of the existing roof. Although not all commercial roofing materials are ideal for roof coatings, many are.
Myth #3 – It’s OK for Your Staff to Walk on the Roof
Unless your roof is a rooftop bar with the proper material meant for foot traffic, do not let your staff on the roof to watch parades, sunbathe or eat lunch. Yes, we walk on the roof to inspect and maintain it and your HVAC company likely comes up to do their work, but the less traffic, the better. Plus, anyone who should be on the roof knows to wear rubber soled shoes that don’t damage the roofing material.
Myth #4 – Your HVAC & Cable Company Know What They’re Doing
Yes, we just said they wear the right shoes to walk on your roof but that doesn’t mean they know what they’re doing when it comes to your roofing. They’re not commercial roofers, they are installers or maintenance people. Anytime you have a change, like a HVAC unit replaced or something new installed on your roof, call your roofing company. They will inspect the installation and make sure it’s properly sealed so you don’t end up with a roof leak around the area.
