Here are a few things to follow up on before you approve the roof your builder recommends.
Who is the Roofing Company?
There are many roofing companies throughout Tampa. Some are better than others because they have experience and are recognized by the manufacturers whose products they install. Some even go a step further with membership in the National Roofing Contractors Association and Tile Roofing Institute, both of which check the applicants licensing, insurance and reputation. Your roof should protect your home for decades and when a less than stellar contractor installs it, you may find that it doesn’t.
Which Materials are They Using?
Depending on the type of roof you want, there are different manufacturers. You want a manufacturer who stands behind their products and offers a product warranty. Of all the parts of your home, one place that you shouldn’t settle for an inferior product is your roofing. And it’s not just the roof’s surface you should ask about. You need a roofing system that’s quality. Your underlayment, nails and starter strips should all be what is recommended by the manufacturer.
Can They Meet Your Builder’s Timeline?
Your builder likely gave you an estimated time of completion. You’ve probable planned your life around that date. If the roofer can’t get the roof installed at the right time, your builder will be delayed. And worse, if the structure is complete and a big storm comes through, all the wood in your home will be exposed. You want to the roof on at the right time.
Will the Warranty Pass on to Me?
Your builder likely has a one- or two-year building warranty, but what about the roofing warranty. The roofing company should provide a workmanship warranty while the manufacturer provides the materials warranty. You want those warranties to pass on to you.
