A roof restoration generally means applying a roof coating to the existing surface of the roof. It costs about half as much as a traditional tear off and replacement. Roof coatings can do more than just seal a leak. Many coating products are white so they can also help increase the solar reflectivity of your roof if it is currently a dark color. This will help reduce the cooling costs for the tenant.
Because roof coatings are seamless, you won’t have to worry about a seam splitting leading to a roof leak again. Most roof coatings are also sold as waterproofing systems and come with a guarantee against leakage for a set time period. In many cases, you can re-coat the roof multiple times as long as the roof’s structure is still in good condition.
Many buildings today have skylights. They’re notorious for being the source of a leak. Sometimes it’s not really the roof that’s leaking but rather the skylight. When you hire an experienced commercial roofer to inspect your roof and diagnose the issue, they may find that it’s not the roof, but the skylight. If that’s the case, new skylights installed by a company who will make sure they’re properly sealed and working with your roof will eliminate all thought of a roof replacement.
